The initial impression is crucial. When a prospective homebuyer begins browsing through your online listing, the images they encounter will significantly influence their perception of your property. Clean and pristine photos and video will lead any buyers to perceive your listing as high-quality and significant. Conversely, photos featuring dirty floors, untidy rooms, or cluttered environments are likely to deter most, if not all, potential buyers.

To present your home in its optimal state before your scheduled photoshoot, please ensure the following preparations are completed prior to your photography date:

  • Kindly relocate your vehicle(s) from the driveway(s) and refrain from parking directly in front of the house. It's preferable to park further down the street or in a garage if available.

  • Please open window coverings, such as blinds, curtains, or drapes, and adjust vertical and Venetian blinds to allow natural light in and showcase neighborhood views.

  • Ensure all windows are thoroughly cleaned, free from smudges or noticeable marks, for transparency.

  • Remove any items affixed to the refrigerator, and ensure sinks are completely emptied, and dishes put away.

  • Clear countertops of all items, such as bread, dishes, toothpaste, combs, soap, food, toiletries, and hand towels, to create a clean and spacious appearance.

  • Tidy up bedrooms by making beds and neatly stowing clothes in closets or under beds.

  • Store children's toys in designated containers, closets, cabinets, or any hidden location.

  • For households with pets, remove pet bowls, litter boxes, or toys from rooms scheduled for photography.

  • Organize newspapers and magazines on bookshelves or store them in drawers to enhance the property's visual appeal.

  • Ensure all light bulbs are functional and replace any broken ones, cleaning them to remove dust.

  • Roll up garden hoses and put away garden tools.

  • Dispose of all trash in outdoor bins and conceal them from view during the photoshoot.

  • Maintain a well-groomed lawn by mowing, edging, and clearing weeds and leaves.

  • Ensure the pool and surrounding area are impeccably clean. If temporary child fencing is present, remove it for the photoshoot, and activate pumps for water features to enhance visual appeal.

  • During the shoot, assist the photographer by keeping pets and people out of the way.

  • Above all, declutter your home by sweeping floors, vacuuming carpets, cleaning counters, and ensuring there are no miscellaneous objects or clutter left around the house. Present your property in its best light with a pristine appearance.
